The big picture
The Rent Ledger is a running record of rent due and received for every tenancy, so arrears are easy to spot. Open it from Rent Ledger in the left menu.
The overview table
One row per lease:
| Column | Meaning |
|---|---|
| Property | The rental property |
| Tenant | Who is renting |
| Rent charged | Total rent that has fallen due |
| Rent paid | Total received |
| Balance | Charged minus paid. A positive balance is money owing to you (arrears) |
The last row, All leases, adds them up. Use Hide lower priority columns if the table is too wide on your screen.
One lease in detail
Choose View ledger on a row. You see the full statement for that lease, for a Statement period you can change with From and To, then Apply.
Each line has a date, a type, a description, the amount charged, the payment, and the running balance. Types you will see:
- Rent: a rent period falling due (for example "Rent 2 Sep to 15 Sep")
- Advance rent: rent the tenant paid up front
- Payment: an online payment received
At the bottom are the totals: Total rent charged, Payments received, Rent paid in advance and Current balance.
What you can do from here
- Record a payment for rent paid outside EZRENT, such as a bank transfer. The form asks for the Type (Advance rent, Payment, Credit, Refund or Adjustment), the Amount, the Date and a Description, then Save.
- Add adjustment / credit opens the same form with the type already set to Adjustment, for something like a rent reduction or a correction.
- Download CSV to keep a copy or send it to your accountant.
For expenses and a profit figure for a period, see Income & Expenses. If rent is overdue, see the arrears video in the Getting paid series.
