Start
Go to Tenancies and choose + New tenancy (or Set up your first tenancy if you have none yet). The five-step Set up a tenancy form opens.
Step 1: Property
Choose which of your properties the tenancy is for. If the list is empty you will see "You have no available properties". Add a property first, or set an existing one back to Vacant.
Step 2: Tenant
Who is renting? EZRENT emails the first tenant an invitation to accept the lease online.
- Tenant's email address (the first tenant needs this)
- Tenant name(s): everyone named on the lease. The first name is used in emails to the tenant.
Step 3: Lease terms
- What kind of agreement is this? Choose Fixed-term (runs to a set end date) or Month-to-month (periodic) (rolls on until either side ends it with the required notice).
- The start date, and the end date for a fixed term.
- Weekly Rent
- How often is rent paid? (weekly, fortnightly or monthly)
- Rent In Advance
- Bond Amount. The form shows the usual limit for your state, for example four weeks in NSW, WA, NT, TAS and QLD, one month in VIC.
Step 4: Documents
Attach the signed tenancy agreement if you already have it. You can add several files (pdf, doc, jpg or jpeg, up to 8 MB each). You can also do this later from the tenancy.
Step 5: Review & send
Check the details, then choose Save & send invitation. The tenant is emailed an invitation. They create a free account, review the lease and accept it online. The tenancy becomes active once they accept.
After you send it
Open the tenancy from Tenancies to see its hub. At the top, Tenant invitation tells you whether the tenant has accepted. Below it are the next jobs: Lease agreement (upload the signed agreement; a written agreement is a legal requirement), Condition report, Rent collection and Automatic rent. If the invitation was missed, you can resend it from the tenancy. If you typed the wrong email address, correct it in Edit tenancy details before the tenant accepts and the invitation is sent to the new address. See Resend or change a tenant invitation.
