Landlords › Condition reports
An entry condition report is your evidence of the property's state at the start of the tenancy.
Start it
On the tenancy hub choose Start condition report (or open Condition Reports and start from a tenancy). On Start a condition report, choose which areas and spaces your property has. Use the - and + buttons for each: Bedroom, Bathroom, Kitchen, Dining Room, Living Room, Entrance / Hall, Laundry and Exterior. A room is created for each one. Choose Create report.
The three steps
- Schedule. Choose the Report type (Entry (start of tenancy), Routine inspection or Exit (end of tenancy)) and the Inspection date & time.
- Rooms. For each room set the Condition (Good, Fair - minor wear or Poor - needs attention), add Notes and photos (up to 10 MB each; use Take photo on a phone, or Choose photo). Use Add Room for anything missing.
- Review & finalise. Add Overall notes.
Choose Save to keep a draft, or Finalise & notify tenant to generate the PDF and send it to your tenant.
Once finalised the report is a permanent record. A correction means a new report, not an edit.
