Which payment methods can my tenant use, and are there fees?

Rent is paid by PayTo or bank direct debit (BECS). Card payments are not used for rent. A flat $3.50 processing fee applies per rent payment and is paid by the tenant, so you receive the full rent amount. Full details are on the Payment fees page.

Can my tenant pay automatically each period?

Yes. Your tenant can set up autopay once — a standing PayTo or BECS arrangement — and rent is then debited automatically each period and paid to you. You are notified of every payment, and of any that fail.

Where do I see what rent has been paid?

The Rent Ledger shows every rent charge and payment for each lease with a running balance, and your tenant sees the same statement. Open it from Rent Ledger in the left-hand menu. You can view a single lease's statement, filter by date, and download it.

How do I track income and expenses for tax time?

Income & Expenses, in the left-hand menu, is your profit-and-loss view. Every rent payment is included automatically, and you can add expenses and other income, filter by period and property, and export to CSV. Reporting uses the Australian financial year.

What happens when my tenant reports a maintenance problem?

Your tenant submits a repair request with photos. Tradespeople registered in that trade and area are notified and send you quotes. You review the quotes, assign the job to the tradesperson you choose, and they carry out the work. When it is done they send you an invoice through EZRENT; once you pay it, the job is closed and the cost is recorded in Income & Expenses.

How do I message my tenant?

Open Messages in the left-hand menu. You can message the tenants on your own leases. Messaging is limited to the landlord and tenant on a lease.

What about the tenancy agreement and the bond?

You can generate a tenancy agreement and collect signatures from both parties through EZRENT, and record inspections. The bond amount is recorded against the lease, but the bond itself is lodged with your state or territory's rental bond authority — EZRENT does not hold bond money.

Do I have to use EZRENT to collect rent?

No. You can use EZRENT for listing, leasing, maintenance and record-keeping and collect rent another way. The Rent Ledger and arrears tracking are most accurate when rent flows through the platform.

Is my money safe?

Yes. Rent is charged directly to your own Stripe account and paid out to your bank; EZRENT is never in possession of your rent. Bond is held by the state authority. EZRENT is not a real estate agent and does not operate a trust account.

Which states does EZRENT work in?

All of Australia. Residential tenancy law differs by state and territory, so make sure the lease terms, notice periods and bond lodgement you use meet your local rules.

What is EZRENT and who is it for?

EZRENT is an online platform for landlords who want to manage their own rental properties — listing, leasing, rent collection, maintenance and record-keeping — without paying a property manager. It is built for private landlords with one or a handful of properties anywhere in Australia. EZRENT is operated by Orbitek Pty Ltd (Sydney, NSW) and is not a licensed real estate agent; it does not manage properties on your behalf.

How do I list a property?

Sign in and go to My Account, then My Properties, then "Add new property". Enter the address, property type, number of bedrooms, bathrooms and car spaces, the weekly rent, the bond, photos and features, then save. If the property is vacant it is listed on the site for prospective tenants to find and enquire about.

How do I set up a lease and add my tenant?

From your property, create a lease: set the rent amount, the payment frequency (weekly, fortnightly or monthly), the start and end dates, any rent in advance, and the bond. Enter your tenant's email address and send the invitation. Your tenant creates a free account, reviews the lease and accepts it online. You can resend the invitation at any time.

How does rent collection work?

EZRENT uses Stripe to move money. You connect a Stripe account — a few minutes, done through EZRENT — and from then on your tenant can pay rent straight to you. Payments settle into your own connected Stripe account and Stripe pays out to your nominated bank account automatically. EZRENT never holds your rent. Rent collection is a Premium feature.

What does EZRENT cost for landlords?

A Basic landlord account is free and lets you list a property and receive enquiries. Premium is A$15.99 per month and adds online rent collection, the landlord dashboard, tenancy agreements, tenant messaging, real-time notifications, the maintenance workflow and automated payments. You can manage or cancel your subscription at any time from Manage Billing.

Tenants

Where can I see my payment history?

The Rent Ledger, in the left-hand menu, shows what has been charged, what you have paid and your current balance. It is the same statement your landlord sees, and you can download it.

How do I report something that needs fixing?

Open Repair Requests and submit a request with a description and photos. You can follow it as it moves from open, to quoted, to assigned, to completed and closed. You will land back on your repair list after submitting.

How do I contact my landlord?

Use Messages in the left-hand menu to message your landlord directly — for questions about your tenancy, updates, or to follow something up. To get a repair done, raise a repair request rather than only messaging.

Can I search for a rental on EZRENT?

Yes. Use the property search and filter by location, rent, number of bedrooms and more. On a listing you can view the details and photos and request an inspection or more information from the landlord.

Is my information safe?

Payments are handled by Stripe and go straight to your landlord; EZRENT never holds your rent. Your personal details are covered by EZRENT's Privacy Policy.

What is EZRENT?

EZRENT is the platform your landlord uses to manage your tenancy — paying rent, raising repairs, signing documents and keeping a shared record of payments. A tenant account is free.

How do I join?

Your landlord sends an invitation to your email address. Create a free account, review the lease details, and accept online. You can then complete your profile.

How do I pay rent?

Open My Lease from the left-hand menu and choose "Pay Rent" for your lease. Rent is paid by PayTo or bank direct debit (BECS) and goes directly to your landlord. A flat $3.50 processing fee applies per payment. "Pay Rent" appears once your landlord has set up their account to receive payments.

Can I set up automatic rent payments?

Yes. When you pay, choose the regular direct debit option to set up autopay once. Rent is then debited automatically each period. You will be emailed if a payment ever fails so you can try again.

Are there any other fees?

No. There is no cost to have a tenant account. The only charge is the flat $3.50 processing fee each time rent is paid. Full details are on the Payment fees page.

Tradies

What happens after I quote?

The landlord reviews all quotes and assigns the job. If you are chosen, the job moves to "assigned" and you can start. If another tradesperson is chosen, the job drops off your list.

How do I get paid?

When the work is done, mark the job complete and submit your invoice through EZRENT. The landlord pays it through the platform and the payment goes directly to you. A flat $3.50 processing fee applies per invoice payment, so quote your full amount and you receive it in full.

Can I message the landlord or tenant?

Messaging on EZRENT is limited to the landlord and tenant on a lease. As a tradesperson you work through the quote, job and invoice steps rather than direct messaging.

What are my responsibilities on a job?

You are responsible for meeting your workplace health and safety obligations, holding the right licences and insurance for the work, and following the relevant building codes and standards. Keep your own records of what was agreed and done.

What can I do on EZRENT as a tradesperson?

You can receive alerts for local repair jobs, quote on them, and — once a landlord picks your quote — mark work complete and invoice through the platform. A tradie account is free.

How do I register?

Create an account and complete your business profile: business name, ABN, trade category, service area, phone number, and a short summary and photo. Your licensing and insurance details are collected during registration.

How do I hear about jobs?

Turn on job alerts in your profile. When a repair is raised that matches your trade and area, you are notified. You can also browse the job board directly.

Which jobs can I see?

Open jobs and jobs you have quoted on, plus any assigned to you and those you have completed or closed. Once a job is assigned to another tradesperson it no longer appears for you.

How do I submit a quote?

Open the job and submit your quote — your price, the date you are available, and any notes. Your quote is private: other tradespeople cannot see it; only the landlord and you can.
