Go to "My account" and then visit "Expense Tracking" in the left hand side navigation menu.
Under your "My account" menu, you should see the "Messages" menu on the left hand side navigation bar, under which you can initiate new messages to your tenants.
Once a tenant raises a maintenance request through EZRENT, you will be notified, at the same time, all trades working in this area will also be notified and they will start sending you quotations. once you find the best quote, you can accept it by visiting Repair Requests on the side menu under my account, the tradie will be notified and will commence working on the reported maintenance request. Once completed, an invoice will be sent to you via EZRENT for payment. this will also be logged in your expenses for tax time reporting.
EZRENT has partnered with Stripe, one of the biggest payment platforms in the world. Once you have registered as a landlord, and created your property, you can then register with Stripe as a landlord through EZRENT, once this happens, your tenants will be able to pay rent to you directly through the platform, which can go through your Stripe account, and you can access the funds on your stripe account and transfer it to your bank account. all these transactions will be automatically logged on the site for your reference.
Once you have created your account as a Landlord on ezrent platform, you can login to your account, visit the my account menu, and then my properties from the side menu, click the link to "add new property" and then fill in the details and save to have your property created and listed on the site if it was vacant (looking for tenants).
Tenants
You can communicate with your landlord directly through the messaging or communication features available on the portal. Look for the option to send messages on the left hand side navigation menu. Use these messaging channel to report issues, request assistance, or ask questions related to your tenancy. you will still need to raise a maintenance request through the maintenance menu to get a maintenance request raised and attended to by relevant trades on the platform.
As a tenant, you do not pay fees to ezrent platform. To pay rent however, you need to visit the My lease page, from the left navigation menu, and then click on Pay Rent for the relevant lease you'd like to pay rent for. this pay rent option will only appear if your landlord has setup his account to receive rent payments through ezrent. all your payments will be logged under My Ledger menu item.
Yes, you can typically request property viewings directly through the portal. Look for the option to request an inspection or request more information on the property listing page. you can then fill in the details, send it to the landlord/property manager and wait for response.
To search for rental properties on the portal, navigate to the "Search" or "Find Properties" section and use the filters to refine your search. You can specify criteria such as location, rent range, number of bedrooms, and more. Once you find a property you're interested in, you can view detailed information, photos, and contact the landlord or property manager for further inquiries.
Tradies
As a tradie, you have legal and safety responsibilities outlined by workplace health and safety regulations, industry standards, and any applicable licensing requirements. This may include ensuring a safe work environment, using proper equipment and protective gear, following building codes and regulations, and obtaining necessary permits for construction or renovation projects. during your registration project with ezrent platform, you will be asked to provide details of all your ABN, Licensing, and insurance details.
You can communicate with clients or project owners directly through the instant messaging or communication feature available on the portal, you can find that on the left hand side navigation menu. Look for the option to send messages, submit quotes, ask questions, or provide updates on the job progress. Use these channels to maintain clear and timely communication throughout the project.
When applying for a job through the portal, you will typically need to provide details such as your quoted amount, availability date, and some notes and remarks if any.
To find job opportunities on the portal, navigate to the "Find New Jobs" section on the left hand side meny and browse through available listings. You can filter jobs by location, trade type, and other criteria. Once you find a job that matches your skills and availability, you can submit a proposal/Quote and wait for landlord to accept.
